With several flexible and affordable options, Christenson will work with you to find the best financing options to meet your goals, lifestyle and budget.

01. Life Lease

Choose our Life Lease option when you want the peace of mind knowing your investment into a Christenson Community is safe.

Life Lease provides residents with a guaranteed locked-in return on your condo, regardless of the current market. With this option, you only pay operating costs.

02. Partial Life Lease

This flexible option gives the Life Lease benefit of a guaranteed investment with a partial investment loan, while paying a reduced monthly rent.

This is a great option for those who are looking to both have a safe investment and lowered monthly payment.

03. Rental Options

Some Christenson suites are also available to rent.

This is a great option for Supportive Living Residents and for those who are new to Senior Living.

Life Lease

The Life Lease is an option for our Residents to reduce their monthly costs. 

Many of our residents leverage equity from investments/savings or the sale of their home to save substantially during their stay.

The following is an example of a 100% Loan towards a Suite Value of $350,000

Rent Calculation Breakdown:

Net Rent = 0.00$/mt

Total Monthly Cost Breakdown:

Net Rent/mt 0.00$
Op Costs/mt 925$
Total Monthly Cost = 925$

Operating Costs include: 

Property Taxes, heat, water, gas, sewer, power, cable, Internet, building insurance, exterior and interior maintenance and repair.  Only your telephone is your extra expense.

(P.S.  You won’t have to change another lightbulb ever again!)

Partial Life Lease

The Partial Life Lease Option is for Residents who do not put down the full amount of the suite, and thus will have a monthly cost associated with their stay.

With this option, many Residents still leverage investments/savings and their principle residence sale.

Rental Option

The rental option is utilized for those Residences who want to ‘dip their toes in the water’ without the Longer-Term commitment of a Full or Partial Loan.

This option will result in a higher monthly payment on your stay.

The following is an example of a Rental plan towards a Suite Value of $350,00

Net Rent = 2,333$/mt

Net Rent/mt 2,333$
Op Costs/mt 925$
Total Monthly Cost = 3,258$

 

Important Additional Terms

Security of Loan Funds:

A Trust Agreement with a security corporation is established to manage these loan funds. 

Queuing Effect:

Less than 6% of the total number of Life Leased suites in the community must be available for release at any one time, to avoid depressing the suite values.

Release Fee:

The Release Fee is used to remarket the suite and to repair any regular wear and tear.

Thirty days after the Ninety day Notice of Termination, the Resident or the Estate will be refunded the Loan Amount paid less the 8% Release Fee.  This gives the resident the freedom to relocate without having to worry about the real estate market and there will be no real estate commissions or legal fees.
